The road plan set (SUB201100063) submitted 14 June 2012 has received Engineering Review and
does not appear to meet Albemarle County minimum checklist items for approval. Please
adequately address the following comments for final approval:
A. Road Plan Set (SUB201100063)
1. All topography should be at least visually field verified by the designer within the last
year. Please field verify topo and note as much on sheets T -1 and E -1.
2. Please note on plans that SUB201100063 includes proposed design which supercedes
previously approved design for Upland Drive associated with Block 13A from sta 14 +20 to sta
16 +31 (WP02010 -00036 / SUB2010- 00074). County will update record set for WP02010 -00036
/ SUB2010- 00074. This will match proposed road design for Block 13B with proposed plat
amendment to be submitted separately.
3. Please note on plans that SUB201100063 proposed design for Golf Drive from sta 17 +64 and
beyond. Golf Drive design up to sta 17 +64 was approved as part of a Block 2 Minor Amendment
(SDP2012- 00006). County will update record set for SDP2012- 00006. This will match proposed road
design for Block 13B with proposed plat amendment to be submitted separately.
4. Please indicate proposed driveway locations. Driveways shall have a length of 18' with slopes less
than 8% per overlot grading proffer for this planned development.
5. Please show existing property boundaries on sheet E -1. It appears construction for Golf Drive is
proposed in an adjacent lot (TMP 55E- 01 -F). Block 13B road changes cannot be approved until this
property is sold or an easement is provided.
3. Please label proposed contour elevations for grading east of Fielding Run Drive on sheet S -1.
Please include existing topography 50' beyond limits of construction [18- 32.5.6d]. This may require plan
view to shift east to fit on sheet.
4. Width of Upland Drive appears to be < 29' from station 14 +40 to station 15 +40. Please correct
curb lines to ensure road width is 29' from face -of -curb to face -of -curb.
5. Please correct profile label for Penny Well Drive on sheet R -1. Label indicates Penny Well
Terrace.

6. It appears the existing ground label for Fielding Run Drive profile on sheet R -2 is "floating ".
Please relocate this arrow to point to the existing ground line.
