The first erosion and sediment control plan (WPO201200064) submitted 24 July 2012 has
received Engineering Review and does not appear to meet Albemarle County minimum checklist
items for approval. Please adequately address the following comments for final approval:
Existing Conditions Information
1) Please note source of topographic survey information shown on sheet 3. A site visit on 9/6/2012
indicated an existing 15" CMP pipe under existing driveway.
2) Please visually confirm the topographic survey conditions shown on sheet 3 and note as
such on the plans. Topography over one year old must be field verified by designer.
3) Please delineate WPO buffer limits (100' from stream banks) — these can be found on
Albemarle County GISWeb or contact our office for further clarification and assistance.
4) Although the disturbance of critical slopes is exempted for utility lines per 18- 4.2.6c,
please indicate existing critical slopes (25% or more) by shading them on sheet 3 for
reference.
Proposed Plan View Information
1) Please provide proposed contours on sheet 3 or confirm if no grading is anticipated with work
proposed on this sheet.
2) Please label deed book & page number for existing 60' access easement for North Pantops Drive
on sheets 7, 8, and 9.
Plan Detail Information
1) Please include Albemarle County General Construction Notes and General Construction Notes for
Erosion and Sediment Control Plans as shown in County Design Standards Manual located here
(see pp. 22 and 23 ):

Erosion and Sediment Control Plan
1) Please describe the land parcels adjacent to the proposed tank and PRV reconfigurations
( "adjacent areas ") in the erosion & sediment control narrative.
2) Please indicate proposed contractor parking and staging areas for the proposed tank and PRV
reconfigurations and existing tank removals or comment if these are encompassed within proposed
limits of disturbance shown on sheet 3.
3) Albemarle County requires paved construction entrances to be shown on development plans
[Albemarle County Engineering Review Reference Details Page 3 of 61 to mitigate erosion.
Please include this detail with the plans. It appears this detail could substitute for "Stone
Construction Entrance" shown on sheet 11.
4) Please delineate and label existing soils boundaries for the project.
5) Proposed silt fence and check dam shown on sheet 3 will not work as intended by applicant. If
limits of disturbance include existing ditch adjacent to Lego Drive, a sediment trap will be
required instead of proposed check dam. If limits of disturbance exclude the ditch, silt fence
proposed along contour elevation 895 could protect soils disturbed from tank removals and
replacement.
Current Development Engineering is available from 2:30 -4 PM on Thursdays to discuss these review
comments. Please contact Michael Koslow at 434 - 296 -5832 ext. 3297 or email mkoslow @albemarle.org
to schedule an appointment.
[17- 204.f] An application for an erosion and sediment control plan that requires modifications, terms, or conditions to be
included in order for it to be approved shall be deemed to be withdrawn if the owner fails to submit a revised plan addressing the
omitted modifications, terms or conditions within six (6) months after the owner is informed of the omitted information as
provided under paragraph (B).
