The County of Albemarle Planning Division will recommend approval of the plat referenced above once the
following comments have been satisfactorily addressed (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further review.):
[Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless
otherwise specified.]
1. [14- 302(A)l] Name of subdivision. Please include a reference in the title to the drainage and utility
easements shown on this plat.
2. [14- 302(A)4] Private easements. Provide and label the location and dimensions of all existing and
proposed private easements. All proposed easements should indicate to whom the easement is being
granted. Existing easements must include the deed book, page number, and owner of record. It also
appears that many of the proposed easements do not match what was approved on the Final Site Plan.
The right -of -way was shown on the approved site plan layout as 37' or 38' (on the section), while this plat
shows a dimension of 50'. Also, the alley access easement was approved at 20', while this plat indicates a
variable width. This plat must match the approved site plan. A sidewalk maintenance easement will also be
required as the sidewalk is outside of the right -of -way. Before the Final Plat can be approved, an instrument
evidencing maintenance of the sidewalk will need to be submitted for County review and approval [14 -317].
3. [14- 302(A)5] Public easements. Provide and label the location and dimensions of all existing and proposed
public easements. Existing easements must include the deed book, page number, and the name of the
public owner of record. Proposed easements should be labeled as "dedicated to public use ".
4. [14- 302(A)6] Alleys and shared driveways. As indicated above, the alley easement must be 20' minimum.
5. [14- 302(A)8] Proposed lots. The lots shown appear to have less depth than what was approved on the
Site Plan Development Plan. Perhaps this is due to the incorrect right -of -way? Please verify and correct.
6. [14- 302(A)14] Land to be dedicated in fee or reserved. Provide the location, acreage, and current owner of
all land intended to be dedicated in fee or reserved for public use, or to be reserved in a deed for the
common use of lot owners in the subdivision. If this application will create the 'tot lot' parcel, please provide
this information.
7. [14- 302(B)l] General information. Please provide the date on sheet 5.
8. [14- 302(8)8] Yards. Townhomes in the Belvedere Town Center have a minimum front setback of 8' and a
maximum setback of 16'. Only the 8' minimum is shown on the plat; please provide the maximum setback
as well. It might also be a good idea to list all required setbacks /yards on the cover sheet.
