Previous Comments: 1. The much anticipated greenway corridor connections shown in the Crozet Master plan are not indicated on this subdivision plat. a. Is there a willingness to connect this proposed subdivision to the future Crozet Greenway Network? b. If so, please arrange to meet with Park Staff to discuss this further and plan to include the trails on the Final Plat. 2. The Licking Hole Basin is currently a popular destination for residents from existing surrounding neighborhoods. Anticipating a similar interest in the lake, as well as future Bike /Ped connections throughout the community, West Lake could benefit from at least three trail head access points. Ideally, these could be managed for Semi - public (Bike /Ped) access. This is generally an issue that arises later in the life of a subdivision and is worked out between Parks and the HOA. It would be much better to address this need through the initial subdivision plat. 3. Are any provisions being considered for recreational field space? If so would they be for public use, semi - public, or private exclusive use? Park staff is available to assist with any plan development where public is possible. Current Comments: The trail route co- located over the sewer line is convenient and the best place for trail development. However, in order to better address the liabilities and management issues related to a trail through an active flood plain we, at a minimum, request an area outside or above the floodway to incorporate the stream bank. Having the area between the trail and the stream bank remain the responsibility of the future HOA could be cause for complicated and costly future concerns.
