Ellie,
I have reviewed the subject preliminary subdivision plat and have the following comments:
1. The proposed entrances to the subdivision from the proposed road will need to include analysis for right and left turn
lane warrants prior to final road plan approval. I recommend that the applicant submit these warrants at this time to
ensure that changes to the right of way will not be needed on the proposed collector road.
2. Proposed traffic needs to be shown for the collector road.
3. Place the proposed waterline in the utility strip outside of the pavement of the collector road.
4. Slope easements will be needed for fills outside of the drainage easements for the collector road in large fills with
adequate access to the bottom of the slope.
5. All sideslope grading on the typical sections shows 3:1 max slopes, some of the contours indicate steeper than 3:1
slopes.
6. Slope easements will be needed for large fills on the local roads.
7. Add VDOT mandatory inspection notes to the general notes section.
8. Road and drainage plans will be required for all proposed state maintained streets. All road designs shall meet the VDOT
minimum standards in the VDOT Road Design Manual.
