(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14- 302(A)(9)] Building sites on proposed lots. Provide the building site note verbatim: "Parcel A is assigned one development right and may not be further divided. Parcel B is assigned one development right and may not be further divided. The residue of Tax Map 89 Parcel 50 is retaining one development rights and may not be further divided." 2. [14- 302(A)(7)] Reservoir watershed; agricultural forestal district. Add a note stating that the property is within the Moores Creek Watersupply Watershed, and that it is not located in an agricultural forestal district. 3. [14 -303 (E); 14 -400] Dimension standards and information on all lots, streets, alleys, easements and shared driveways; Minimum lot requirements. Revise the proposed easement to 10 feet in width, otherwise the existing garage is not meeting the required setback. Private easements for family divisions only need to be 10 feet wide. Also, label this dimension on the plat. 4. [14 -303 (N)] Statement pertaining to private streets. Provide the following note on the plat: "The streets in this subdivision may not meet the standards for acceptance into the secondary system of state highways and will not be maintained by the Virginia Department of Transportation or the County of Albemarle." 5. [ 14 -412] Provide the following note on the plat: "The existing and/or proposed right -of- way is of adequate width and horizontal and vertical alignment to accommodate a travelway passable by ordinary passenger vehicles in all but temporary extreme weather conditions, together with area adequate for maintenance of the travelway, as required by section 14 -412 of the Albemarle County Code." 6. [14 -212 (C); 14 -3161 Approval of entrance on public streets. VDOT approval is required. Provide a statement from VDOT granting their approval. 7. [14 -309; 14 -310] Soil evaluations; Health Director approval of wells and/or septic systems. Soils information was forwarded to the Health Department. Waiting on approval.
