The first preliminary site plan and comps submittal (SDP201200046) submitted 1 August 2012
has received Engineering Review and does not appear to meet Albemarle County minimum
checklist items for approval. This review does not include a review of Erosion & Sediment
Control, Mitigation, or Stormwater Management. Please adequately address the following
comments for preliminary site plan approval:
Existing Conditions Information
1) Please note date of original field topographic survey on sheet PS2. Please field
verify existing topography and note as much on the plans. Existing topography must be
field reviewed within one calendar year of each submittal.
2) Please label all existing pipes and drainage structures with a unique number for
reference.
3) Please include a statement regarding FEMA map and date references applicable to
this project.
4) Please label limits of 100 year flood plain near Broadus Memorial Baptist church.
5) While the county acknowledges approval of a critical slopes waiver request for
this project, please indicate all areas of critical slopes on all plan sheets for reference.
Proposed Plan View Information
1) VDOT approval is required for this project as it affects public right of way.
2) Please label all proposed pipes and drainage structures with a unique number for
reference.
3) Please label sight distance lines for all proposed road intersections similar to what
is shown on sheet PS 12 for intersection of Fontana Drive and SR20. Sight distance
easements may be required.

4) Please label all entrance and intersection radii.
5) Please label each proposed entrance with a VDOT designation (e.g. PE -1, CG -9a,
etc).
6) Please verify dumpster area proposed on sheet PS6 is accessible while parking is
occupied.
7) Please include stationing for all proposed public streets at minimum 50' intervals.
8) Please label all PCs and PTs for all proposed public streets.
Please adequately address the following comments for final site plan approval:
Application Information
1) Owner is required to provide a completed copy of the standard stormwater
maintenance agreement and fee for recordation for any stormwater management
facilities (including required bio- filters).
2) Please submit a separate set of road plans including proposed drainage and
profiles for all proposed public roads.
3) Per ZMA2002 -0004 proffer #5, please submit an overlot grading plan showing
existing and proposed grading for this project.
4) Prior to final plat approval, a separate set of Water Protection Ordinance plans
must be submitted and approved including: stormwater management plan and erosion
and sediment control plan.
5) Prior to final plat approval:
water protection ordinance — erosion and sediment control and stormwater
management and
subdivision — road and sewer
bonds must be calculated by the county (sewer bond is calculated by ACSA) and
paid by owner after receipt of a Bond Request Form from owner.

1) Please label distances, radii (if applicable) and bearings for existing and proposed
property lines on all plan sheets.
Proposed Plan View Information
1) 2:1 fill slopes appear to be proposed throughout the project. Please specify
through note or on site plan that low maintenance ground cover is required for all
proposed slopes steeper than 3:1

2) (for road plans) Please include proposed traffic derivation for all proposed public
roads based on ITE Trip Generation Handbook or equivalent.
3) (for road plans) Please propose a pavement design on typical sections for all
proposed public roads which supports proposed traffic loadings per 2009 VDOT
Pavement Design Guide for Subdivision and Secondary Roads in Virginia or equivalent.
4) (for road plans) Please label proposed curb type for all proposed public roads and
parking areas in plan view and (for roads) typical section.
5) (for road plans) Please label proposed sidewalk and planting strip in typical road
section each proposed public road.
6) (for road plans) Please label proposed normal crown superelevation for each
proposed public road in typical section. Please draw proposed typical sections to scale.
7) (for road plans) Please include landscape plan to ensure no trees are proposed in
conflict with drainage or sewer utility lines.
8) (for road plans) Please include speed limit signs between all intersections in each
direction.
9) (for road plans) It appears Summit Park Circle will need to be extended to serve
Lot 52. Please show extention as close to property line for development as grading will
allow at 3:1 slope.
10) (for road plans) Please include typical sections and profiles for all proposed public
streets.
11) Please label face -of -curb to face -of -curb width for all proposed public streets.
12) Please provide an exhibit or plan sheet including all proposed grading anticipated
for this project on one sheet.
Plan Detail Information
1) Please provide a pavement section for the proposed dumpster pad per county
Design Standard Manual (note strength requirements in plan checklist).
2) Please provide a pavement section for the proposed concrete sidewalk per county
Design Standard Manual (note strength requirements in plan checklist).
3) Please label dimensions for all proposed pavement markings.
4) Please label dimensions for parking stalls proposed on sheet PS6.
5) Please label dimensions for dumpster pad proposed on sheet PS6. Dumpster pads
are a minimum of 10' x 10' with an 8' in front for wheel bearing.

6) Please introduce inlets or grading to keep parking lot access proposed on sheet
PS6 free of flooding during a 100 year storm and site runoff from draining out to Delphi
Lane.
7) Please regrade parking lot proposed on sheet PS6 or otherwise ensure that
drainage runoff does not backwater in dumpster area [18- 4.12.19].
8) Please label width for sidewalk for Neighborhood Center proposed on sheet PS6.
Sidewalks abutting parking must be 6' wide, or bumper blocks must be provided.
