Subject: SDP201000031 First Baptist Church Covesville - Major
Once the items listed below are addressed the site plan will be signed:
1. On the site plan provide the recordation number for the recently approved Boundary Line
Adjustment plat. (Section 32.5.6a & 32.5.6i of Chapter 18) (Rev. 1) Comment has been
addressed.
2. Revise the boundaries on the site plan to reflect the new boundaries of the parcel. (Section
37 5 Fa of Chanter 1 R) /Rev_ 1) Comment has been addressed_
3. Note on the site plan that the property is subject to the conditions of SP2008 -35. (Section
32.5.6a of Chapter 18)
(Rev. 1) Comment has not been addressed.
4. SP condition #4 requires Health Department approval, provide this approval. (Condition 4 of
SP2008 -35)
(Rev. 1) Comment has not been addressed.
S. SP condition #5 requires that light levels at all property lines shall be no greater than 0.3 foot
candles; however, the photometric plan provided in the last submittal shows 0.4 spillover on the
private road fronting the property. Once the new boundaries are shown on the site plan please
verify that spillover does not exceed 0.3 foot candles or revise the proposed lighting. (Section
32.6.6j of Chapter 18 and Condition 5 of SP2008 -05)
(Rev. 1) Sheet P -1 the photometric plan has been revised to correct the 0.4 spillover on the
private road fronting the property; however, the plan has also been revised to show 0.5
spillover on adjacent property to the east of the church. This is not permissible per condition
#5 of the SP and needs to be revised so that no light levels are greater than 0.3 at all property
lines.
Also, during the revision the light level numbers on the Western property line have been
omitted. On the plan provide these levels to assure no light levels are greater than 0.3 at all
property lines. Revise.
6. Revise the lighting note provided on Sheet T -1 of the to read: "Each outdoor luminaire equipped
with a lamp that emits 3,000 or more initial lumens shall be a full cutoff luminaire and shall be
arranged or shielded to reflect light away from adjoining residential districts and away from
adjacent roads. The spillover of lighting from luminaires onto public roads and property in
residential or rural areas zoning districts shall not exceed 0.3 foot candle." (Section 32.6.6j of
Chapter 18 and Condition 5 of SP2008 -35)

Additional Comments
8. (Rev. 1) [4.17.4(a)2) During the most recent revision of the lighting plan (sheet P -1) the lighting
fixtures have been modified to utilize LED fixtures. The luminaire schedule has also been
modified to reflect these changes; however, the lumen levels for the two LED fixtures types (013-
1 and OC -1) currently are listed as "Absolute ", what does that mean? How many lumens are
emitted for these fixtures? Please provide the lumen levels for these fixtures.
Once the above items are addressed the plan will be signed.
