Subject: Site Review Meeting Comments August 0, 2012 site review meeting
Dear Mr. Brooks:
Below are VDOT's comments on the Site Plans for the August Site Review Committee Meeting:
SDP - 2012 -00044 CHO Runway 21 Extension — Major Amendment (Ellie Ray)
1. Need to be to the middle of the approach lane.
2. Proposed entrance would require a sight distance easement. Upon visiting the site, it seemed the
left sight distance might be inadequate. Moving the entrance west, in front of the existing well,
might provide better sight distance.
SDP - 2012 -00042 Edenbrook Park — Preliminary Site Plan (Megan Yaniglos)
1. Show traffic projections.
2. A minimum of 225 feet is required between the edge of roadway on Old Trail Drive and the edge
of the first commercial entrance on Road B to meet VDOT Road Design Manual F -92 standards.
3. Throat lengths of commercial entrances on Road B need to be a minimum of 35 feet to be in
accordance with VDOT Road Design Manual F -84.
4. Sight distances from commercial entrances on Road B are inadequate — should be at least 280 feet
for VDOT Road Design Manual standards.
5. Entrances on Road I need to be at least 24 feet wide.
6. Crosswalks and stop bars across Road I are located too far back and should be moved as close to
the intersections as practical.
7. Lanes must be at least 11 feet wide, not including curb and gutter.
8. Show sidewalks on typical section for Road 1.
9. Radial returns of entrances on Road B do not meet 25 foot minimum required by VDOT Road
Manual.
10. Bump outs next to Road B should still allow for two 11 foot lanes from edge of pavement to edge
of pavement.
11. Trees need to be located at least 30 feet away from the curb return of intersections.
12. Show clear zone along the side of Road B without parking.
13. Roads should be designed to 25 mph.
14. Sidewalks adjacent to street parking need to be a minimum of 8 feet wide, VDOT Road Manual
A -119.
15. The right of way should extend at least a foot past the back of the sidewalk.
16. Final plan needs to include road and drainage plans.
SDP - 2012 -00041 Faith and Grace Christian Fellowship — Site Plan Waiver (Joanne Tu Purtsezova)
1. VDOT recommends closing the left entrance and using only right entrance in order to meet sight
distance requirements of VDOT Road Design Manual F -35 for the commercial entrance without
having to obtain a sight distance easement through properties on the left.
2. The tree in front of the building will need to be removed in order to meet sight distance
requirements.
