Please address the following comments for final plat approval: 1. Require including the following note on the final plat: "All grading shall be in general accord with the grading shown on the plat titled "Willow Lake View Preliminary Subdivision Plat" (SUB2010- 00156) last revised 23 March, 2011. Grading for lots C 1 and C2 shall be performed at the same time. Grading for lots C7 & C8 shall be performed at the same time. Grading for lots C3, C4, C5, and C6 shall be performed at the same time. Grading for lots Al and A2 may occur individually." Note is a requirement from April 5, 2011 Planning Commission condition of approval of critical slope waiver request for this parcel. Before a grading permit can be issued to build on any or all of the C1 -C8, an erosion & sediment control plan and stormwater management plan must be completed. 2. Recommend increasing temporary grading easement areas as necessary to allow grading to occur in accord with SUB2010 -00156 (also noted as a condition of April 5, 2011 Planning Commission approval of critical slope waiver request for this parcel). 3. Location of proposed for 15' access easement to recreaction & common area does not match location shown on preliminary plat. Require the access easement to match preliminary plat per April 5, 2011 Planning Commission condition of approval of critical slope waiver request for this parcel. 4. Recommend depicting the edge of Willow Lake. Please depict the 100' offset from edge of Willow Lake per April 5, 2011 Planning Commission condition of approval of critical slope waiver request for this parcel. All physical improvements for access and utilities will need to be constructed and approved or bonded prior to final plat approval. (A.C. 14 -434 and 435).
