Subject: Belvedere Town Center (SUB201200090) - Preliminary plat review
Review

The preliminary plat dated 27 July 2012 has been reviewed.
1. Alleys must be centered within a 20' wide private access easement or right of way [County Design
Standards Manual p. 141.
2. Approved site development plan shows a 37' or 38' right of way for Belvedere Place with
sidewalks outside of right of way. Plat indicates a 50' right of way. Sidewalks should be included
in right of way for Belvedere Place. Recommend a site plan amendment to include the sidewalks
in right of way for the street.
3. Approved site development plan shows a drainage easement at the SW corner of the property for a
yard drain proposed to connect to enclosed drainage system for Reserve at Belvedere. This
easement is not shown on the plat. Recommend including this easement on the plat.
4. Approved site development plan shows a 20' access easement for Alley C. Recommend showing
this on the plat.
5. All physical improvements for access and utilities will need to be constructed and approved or
bonded prior to final plat approval. (14 -434 and 435).
6. Plat will need to be signed and dated by a land surveyor prior to final plat approval.
