The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced Old Trail Bock 26 - FSP, as submitted May 8, 2024,
by the County of Albemarle on behalf of Timmons Group's plan dated May 2, 2024, and have the
following comments:
1. Roll top curb detail on sheet C1.2 should be removed from the plan. CG-6 is shown on the
plan view.
2. CG-12's should align better with receiving CG-12's for ADA compliance.
3. Show or list road radii on the plan.
4. Lot #41 appears to have a constructability concern with the stop sign location in the overlap
area of the CG-9 and CG-12 locations as shown. All CG-12 ramps will need to meet the
minimum design requirements prior to acceptance into the State system.
5. CG-12's on plan view do not appear to show the truncated domes detectible warning
surface per Road & Bridge Standards. See note 12 on the CG-12 Detectible Warning
Surface General Notes.
6. Existing CG-12 on the comers of Addle Hill Road should be updated to current design
standards and to match the block 26 development.
7. Intersection acute angle radii should be 30' minimum.
8. Water tap location on existing roads will require full width mill and overlay of the road
plus 25' either end of cuts/trench locations.
9. EX-2-2 structure appears to require relocation for radii construction. This may require
reconstruction of the existing system across Rte. 1816, Golf Drive for the new entrance
construction.
10. Please show the existing stormwater system on C5 sheets along Rte. 1816, Golf Drive.
11. Stormwater system does not appear complete and could not be followed to adequate outfall.
12. Existing Comcast Handhole box in the proposed intersection of Orion Lane and Rte. 1816,
Golf Drive.

13. Sheet C5.2 - ADA grading details should include all hardscapes to be constructed in the
area, to include but not limited to the following items: CG-91), sign locations, and drainage
structures.
14. Trees, vegetation, and other objects shall be spaced so that the sight distance triangle for
intersection sight distance or stopping sight distance is free of any obstructions that may
block the driver's view of potential conflicting vehicles and/or pedestrians. To maintain
sight lines, trees, vegetation and other objects shall be restricted from corners for distances
of 30 feet on all sides measured from the end of the curb return radii per B(1)-44 RDM.
15. The HOA will be responsible for the maintenance of sight lines.
16. Where there are curbed sections, utilities should be located in the border areas between
the curb and sidewalk, at least 1.5 ft [0.5 m] behind the face of the curb, AASHTO
3.6.4.3
17. Right of way line should be shown across Somertrees Ave., 40' private street R/W.
18. Sight line easement across out -parcel should be recorded prior to final site plan approval.
Deed book and page location should be noted on the approved plan.
19. Please note: A Temporary Traffic Control Plan (TTC) is required to obtain a permit to
work within VDOT Right of Way. The TTC shall be prepared by an Advanced Work
Zone Certified person, certification card and verification number is required on the TTC
submittal. See IIM-TE-345.1: Work Zone Traffic Control Training Procedures I Virginia
Department of Transpgrtation for additional information.
20. Due to the level of items noted in this review, these comments may not be exhaustive.
21. Please provide a comment response letter with each submission after the initial.
22. Note that the final plan must show conformance with the VDOT Road Design Manual
Appendices B(1) and F, as well as any other applicable standards, regulations, or other
requirements.
A VDOT Land Use Permit will be required prior to any work within the right of way. The
owner/developer must contact the Charlottesville Residency land Use Section at (434) 422-9373
for information pertaining to this process.
