Dear Mr. Haine,
The Albemarle County Architectural Review Board reviewed the above noted item at its meeting on Monday,
August 6, 2012. The Board, by a vote of 3:0, approved the request, pending staff administrative approval of
the following conditions:
1. Eliminate the note reading, "primary and secondary signage may be placed anywhere within the identified
sign area" from sheets 4, 5 and 6.
2. Panel backgrounds for fapade signs are limited to particular locations in the town center, to be determined
by staff prior to final approval.
3. Modify the Pier 1 proposal for the south elevation to include only channel letters; eliminate the background
panel.
4. Replace the gold trim caps in the Trader Joe's sign with bronze trim caps.
5. Provide for review material /color samples for the blue, gray and taupe awnings.
6. Significantly reduce the number of colors available for background panels. Provide material /color samples
for the background colors.
7. Eliminate the following from Awning note #4 on pages 3 and 17: "Including but not limited to..." "Non-
standard awning forms and colors may be used with prior landlord approval." "Non- standard colors may
be used with Landlord approval. Non - standard colors to be harmonious with other signage on tenant's
storefront. Signage color(s) must not clash with architectural materials or neighboring signs."
8. Eliminate the note "logo shape must be shown in its entirety per tenant's brand standards" from the
proposal.
9. Logo /graphics colors and illumination are subject to EC review.
10. Sign size is subject to EC review for appropriate scale and proportion. Staff and the applicant shall work to
define appropriate scale and proportion for each building prior to final approval.
11. Revise the sign locations on the east elevation of Al to avoid pilasters.
Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision
dates on each drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes
other than those requested have been made, identify those changes in the memo also. Highlighting
the changes in the drawing with "clouding" or by other means will facilitate review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to
ensure proper tracking and distribution.
When staff's review of this information indicates that all conditions of approval have been met, a Certificate of
Appropriateness may be issued.
