(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [Code of Development Pages 15 -161 The grass mall is not in accord with the Code of Development illustration, which specifically depicts units fronting on open space and is also consistent with several other blocks that are already built. Additionally, the grass mall provides frontage for the units on the other parcel. It was previously determined that the grass malls be a minimum of 35 feet wide. 2. [Code of Development] There are a number of issues with the "Proposed Development" chart. a. Split up Block I into the two phases. Phase 1 and Phase 2 or A and B, which ever you choose, so it is clear the number of units etc that are being proposed vs. existing. Also, I don't think a range is needed any longer since Phase 1 has been built, and you know what is proposed for Phase 2. Revise to have exact numbers. b. A number of the units don't add up. In 3C there are 13 apartments that aren't accounted for, or are counted under townhouse units. Update and double check the chart to make sure that the information is accurate. c. The affordable numbers and percentages are incorrect. Revise the whole chart to reflect the correct information. d. Previous approvals of Block 3 had the square footage of non - residential at 4,000 square feet for the pool. In this chart it states in Phase A as I0,000sf, which is incorrect. With the previously approved 4,OOOsf and the proposed 4,500sf in this plan, the block is short 1,500sf of non - residential that is required per the Code of Development for this block. You must provide the minimum amount of square feet specified in the Code of Development for Block 3. 3. [4.12.16 (c)] Ten feet of width is required for parking spaces in lots where the travelways are only 20 feet wide. Revise to meet this requirement. 4. [4.12.16 (c)] The dimensions for an internal parallel parking space (parking lots) is 9'x20'. Revise to meet the requirement for all internal parallel parking spaces. 5. The building coverage areas on sheet 3 appear to be incorrect when I measure the units. They don't exceed the amount permitted; however, they are not accurate. Revise /check to make sure the percentages of building coverage is correct. 6. [14 -302 (A)(4)] Provide easements for the sidewalks for lots 5 -6 and 8 -11. Also, provide an easement for the parking spaces that are located behind lots 12 -14. 7. [32.5.6(n)] Will there be pavement /sidewalk between the parking lot and lots 4 and 5? If so, show, and label materials, dimensions, etc. 8. [32.5.6 (n)] Show the dimensions and materials for all paving materials for all types of walks, parking lots and driveways. 9. A revised shared parking agreement will need to be submitted, approved and recorded before the approval of the final site plan.
