This review does not include a review of Erosion & Sediment Control or Stormwater Management. Please adequately address the following comments for preliminary plat approval: Existing Conditions Information 1) Please indicate existing pavement and r/w widths for existing sections of Old Trail Drive, Brookley Lane, Claremont Lane, and Golf Drive shown on sheet 2. Proposed Plan View Information 1) VDOT approval is required for this project as it affects public right of way. 2) Please label apparent proposed easement for multiple 8" sanitary sewer lines proposed on sheet 4. 3) Please label apparent proposed easement for 8" water line service proposed on sheet 4. 4) Please provide a drainage easement for existing drainage lines in lot 23 or deed book and page number for existing easement if present. 5) Please note intersection sight distance for a public road with design speed 25 mph is 280' per VDOT Road Design Manual p. F -35. Please update the proposed sight distances for intersections with public roads with design speed 25 mph. Please provide sight distance easements if needed. Engineering Review Comments Page 2 of 2 Please adequately address the following comments for final plat approval: Application Information 1) Please submit a separate set of road plans for approval. 2) Owner is required to provide a completed copy of the standard stormwater maintenance agreement and fee for recordation for any stormwater management facilities. Since this project currently proposes to utilize an existing retention pond, a reference to or copy of the existing stormwater maintenance agreement would suffice to meet this requirement as currently proposed. 3) Per ZMA2004 -00024 proffer #7, please submit an overlot grading plan showing existing and proposed grading for this project. 4) Prior to final plat approval, a separate set of Water Protection Ordinance plans must be submitted and approved including: stormwater management plan and erosion and sediment control plan. 5) Prior to final plat approval: water protection ordinance — erosion and sediment control and stormwater management and subdivision — road and sewer sewer bonds must be calculated by the county (sewer bond is calculated by ACSA) and paid by owner after receipt of a Bond Request Form from owner. 6) Pro -rated share payment for proposed site which drains to Lickinghole Basin. Existing Plan View Information 1) Please label radii (if applicable) and bearings for existing and proposed property lines on all plan sheets.
