The first boundary line adjustment plat submittal (SUB201200109) submitted 13 September 2012
has received Engineering Review and does not appear to meet Albemarle County minimum
checklist items for approval. Please adequately address the following comments for plat approval:
1) Area summary for plat area on sheet 1 (3.701 Ac) does not match area listed on sheet 1 for minor
amendment for Block 11 submitted as site development plan SDP2012 -00055 (3.27 Ac).
2) Application associated with submitted plat indicates review of boundary line adjustment requested;
however submitted plat redefines 32 residential lots and 11 approved easements. Recommend
resubmittal of application as a subdivision plat and multiple easement plats for review.
3) 6' perpetual wall maintenance easements proposed on sheet 4 between lots 8 -9, 9 -10, and 10 -11
do not appear in minor amendment for Block 11 submitted as site development plan SDP2012-
00055.
4) Existing 20' water easement DB3745 PG672 as shown on sheet 3 of minor amendment for Block
11 submitted as site development plan SDP2012 -00055 does not appear on plat.
5) Multiple drainage easements shown on sheet 5 do not appear in minor amendment for Block 11
submitted as site development plan SDP2012- 00055.
6) A road plan amendment to the previously approved road plan for this block (SUB2012- 00008)
will need to be approved prior to final plat approval.
7) An erosion control plan and stormwater management plan amendment to the previously approved
ESC and SWM plans for this block (WP0201200013) will need to be approved prior to final plat
approval.
8) Proposed ESC and SWM features will need to be constructed and approved or bonded prior to
final plat approval.
9) A revision to the stormwater management maintenance agreement for this block (originally
approved with WP0201200013) will need to be signed by owner prior to final plat approval.
