Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [Comment] This application was not submitted for subdivision plat review; comments provided are for Road Plans only. Revl: Comment still valid. 2. [Comment] The Preliminary Plat for this subdivision was approved showing a 30' landscaped buffer with "existing trees and Leyland cypress "'. While the buffer area is shown, it does not appear to have many existing trees. Please provide supplemental buffer planting on the landscape plan. As an aside, Leyland cypress would not be a good planting choice for such a small space. Revl : Comment not fully addressed. The species selected have the following full -size widths: 1)Magnolia grandiflora `Little Gem' = 8 -10', 2)llex `Nellie R. Stevens = 10 -15', and 3)Thuja `Green Giant' = 15 -20'. The symbols on the plan indicate widths of 30 -35'. Revise the landscape buffer plan using symbols that accurately reflect the full -size width of the species selected. Please also add additional plantings to adequately provide a landscaped buffer. County screening requirements are generally a double staggered row of evergreens planted 15' on- center; while this standard may not be necessary, additional plantings will be required to provide a visual buffer. 3. [Comment] The Preliminary Plat for this subdivision was approved showing an area reserved /dedicated for a future stormwater management pond for Jarman's Gap Road improvements. The area marked for dedicated appears to now be intended for stream impact mitigation. Engineering has requested input from VDOT on this issue. Revl : Comment addressed. 4. [Comment] The exhibits that were used in the Board of Supervisors meeting to decide on the appropriateness of the open space in this subdivision showed trails extending across the stream and up through the 30' landscape buffer, as well as across Birchwood Hill Road and out to Jarman's Gap. I am awaiting input from Parks on which trail(s) they want included and will forward their response. Revl : The plan has been forwarded to Parks for their approval. Comments /approval will be forwarded, once received. 5. [13.4.1] Environmental standards. The street trees that are intended to be Tilia cordata are not properly labeled; please add the appropriate label. Many of the street trees provided are not within the designated planting strip. Please make sure that all street trees not in the planting strip are within the 10' sidewalk and street tree easement. Protection and maintenance of these trees will need to be referenced in the supplemental declaration required with the final subdivision plat. Rev1: Comment addressed. Please make sure to include a supplemental declaration referencing the protection and maintenance of these trees with each Phase III sub -phase final plat.
