Baldwin- Senior Planner Division: Planning Services Date: September 24, 2012 Subject: SLTB201200097 Jensen -Cell Tower Request - Special Lot- Subdivision Plat The Planner for the Planning Services Division of the Albemarle County Department Community Development will recommend approval the plan referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. Right of further division of proposed lots. The plat must have the following note: "Tax Map/Parcel ## is assigned [ #] development rights. The residue is a special lot and is not assigned a development right. [14- 302(A)(10)]. 2. Zoning Classification. The notes must contain the zoning district, which in this case is Rural Area (RA). The Acreage of the lots must also be on the plan. [14- 302(B)(5)]. 3. Statement of consent to division. The plat must have a statement that; "The division of land described herein is with the free consent and in accordance with the desire of the undersigned owners, proprietors and trustees. Any reference to future potential development is to be deemed as theoretical only. All statements affixed to this plat are true and correct to the best of my knowledge. [14- 303(A)]. 4. Special lot. The plat must contain the following note: "Lot "X" is a special lot established solely for a Personal Wireless Service Facility ". [14- 303(T)]. 5.' Signature panels. Signature panels for each owner and for the agent of his designee. The. owner panel should go directly below the statement of consent to division as referenced in #3 above. [14- 303(0)]. 6. Notary panels. Notary panels for the notary to acknowledge the signature of the owner. [14- 303(P)]. Please contact Sarah D.
