Subject: SUB2012 -103 Old Trail Block 14- Preliminary Subdivision Plat
The Planner for the Planning Services Division of the Albemarle County Department Community
Development will recommend approve the plan referred to above when the following items have
been satisfactorily addressed. (The following comments are those that have been identified at this
time. Additional comments or conditions may be added or eliminated based on further review.)
[Each comment is preceded by the applicable reference to the Albemarle County Code.]
1. [14- 302(B)(1)] Sheet 3 title block states that it is a site plan. Revise to subdivision plat.
Revl: Comment addressed.
2. [Code of Development] This appears to be a single family residential subdivision plat.
However, in the "Proposed Development" chart it states that there will be 1,OOOsf of non-
residential. Which lot will be non - residential? This needs to be designated on the plan.
Also, if it is a mixed -use block, a site plan is required. The non - residential use must not
be accessory to the other use (residential), and therefore needs to be on its own parcel. If
this is a single family residential block only, remove the square footage for non-
residential in the chart, and the units must meet the minimum setbacks stated in the Code
of Development for Single Family.
Revl: A variation and private street request has been received. The private street
request will be going to the Planning Commission on Dec 11th. The variation request
for setbacks will be on the consent agenda for the Board of Supervisors on Dec 5th.
3. [Code of Development- Pages 15 and 16] The grass mall can only be used for frontage in
CT5 blocks. This block is in CT4. Lots 12 and 9 do not have frontage. Revise so all lots
have frontage.
Revl: A private street request has been submitted and if approved, the lots will gain
frontage from the private street. Please note that the setback requirements for those
lots that are getting their frontage from the rear will need to follow the front
setbacks in the "back" of the lot.
4. [14- 302(B)(8)] Setbacks must be stated and not just the chart from the Code of
Development. Specify whether they are Single Family or Mixed Use and state them
exactly.
Revl: The plat states different setbacks that what was asked for in the variation.
The variation requests to use the mixed use setbacks instead of the single family
setbacks in this block. Revise the setbacks on the cover sheet to show the mixed use
as shown in the Code of Development for this block.
5. [ 14 -422] Sidewalks and planting strips need to shown either on the subdivision plat or the
road plans. Indicate where they will be shown for bonding purposes.
