(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [32.7.9.4 (b)] Since existing trees are being used in the canopy calculations to satisfy landscaping requirements, show the trees to be saved including if they are evergreen or deciduous; limits of clearing; location and type of protective fencing. Also, a conservation checklist needs to be added to the set and filled out and signed to insure that the specified trees will be protected during construction. See attached checklist. 2. [32.7.9.6 (a)] Provide street trees along the new road leading to the site in accordance with this section. 3. [32.7.9] Many trees are located within utility easements. Adjust so that the trees are located outside of such easements. 4. [32.5.6 (1)] An easement plat needs to be submitted and approved by the Office of Facilities Development, Planning, ACSA, and the Board of Supervisors for the easements proposed on County property. These easements and related instruments must be approved before the final site plan can be signed. 5. [Proffer #2] Submit the plat to start the process to satisfy this proffer. This submission should be done concurrently with the final site plan. Please contact Megan Yaniglos at the Department of Community Development 296 -5832 ext. 3004 for further information.
