The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision /Zoning Ordinances unless otherwise specified.]
1. [14- 302(A)(4 &5)] Private & Public easements. Please verify that all existing and proposed easements are
shown on the plat. Proposed easements should be labeled with information indicating to whom the easement
is dedicated. All existing easements should be labeled with the deed book, page number, and owner of
record.
Rev1: Comment addressed.
2. [14- 302(8)(5)] Zoning classification. Provide a note that references the ZMA associated with this parcel and
the related proffers.
Rev1: Comment addressed.
3. [14- 303(L)] Public utility, drainage and sight distance easements. Verify that all public utility, drainage, and
sight distance easements outside of a street right -of -way are shown on the plat. Include the location and
dimensions of each easement with a note stating the deed book and page number.
Rev1: Comment addressed.
4. [Comment] This plat cannot be approved until VDOT and engineering complete their reviews; additional
comments may be forthcoming.
Rev1: Comment not fully addressed. Engineering has no objection to this plat, but VDOT has not yet
provided comment. VDOT approval must be granted before this plat can be approved.
5. [Comment] It appears that a portion of the Existing 50' Temporary Grading Easement that was granted to
Post Office Land Trust in Deed Book 4204 Page 424 is being vacated; Post Office Land Trust must also sign
this plat. Please add a signature line and notary panel for their signature.
