Subject: SUB2012000112 Lanetown Preliminary Plat and Road Plan
The Planner for the Planning Services Division of the Albemarle County Department Community
Development will recommend approval of the plat referred above when the following items have
been satisfactorily addressed. (The following comments are those that have been identified at this
time. Additional comments or conditions may be added or eliminated based on further review.)
[Each comment is preceded by the applicable reference to the Albemarle County Code.]
1. [Section 14- 302(B)(8)] Setbacks. Side yard setbacks for R6 zoning is 15';
however the plan lists and depicts the side yard setbacks as 10'? Revise.
Rev 1. As previously discussed "Side yard setbacks for R6 zoning are 15';
however, if you seek the reduction to 10' side setbacks based on fire flows. Please
coordinate this effort with the Fire and Rescue Dept before the resubmittal to
assure compliance with Section 4.11.3 (Al). In the case of a side yard reduction,
the Albemarle County fire official may require a guarantee as deemed necessary
to insure compliance with the provisions of this section, and this guarantee may
include, but not be limited to, appropriate deed restrictions, disclosure, and other
such instruments, which shall be of a substance and be in a form approved by the
fire official and the county attorney, and shall be recorded in the records of the
circuit court of the county; "
Per our discussion on 11 -9 -12, staff awaits follow -up of this item.
2. [14 -409B] As depicted "Sandstone Lane" does not extend to the abutting property
line. Pursuant to 14 -409B "All public streets within a subdivision shall be
extended and constructed to the abutting property lines to provide vehicular and
pedestrian interconnections to future development on adjoining lands,
terminating within the subdivision with a temporary turnaround... ".
Revise the plan to extend the road and sidewalks to the abutting property line. The
only way around this requirement is to request a waiver per section 14 -409D of
the subdivision ordinance. If this is your intent, please review the section of the
ordinance which speaks to the waiver and submit the required information for
staff review.
3. [Comment] Being that this subdivision is in the Development Area (DA) of the
County and along an existing street (Lanetown Way, Rte 1387) which has the
potential for future buildout and is near offsite Green Space amenities. It is
recommended that Kendall Court's sidewalk be extended along the front of the
property (Open Space A and Q.
4. [Comment] As depicted the open space will be maintained privately by the HOA.
As proposed a maintenance agreement will be required during final plat approval.
The County Attorney will review and approve the document at that time.
E911- Andrew Slack
1. The applicant should contact this office (434.296.5832 ext 3384) with a list of
three (3) alternative road names for'Sandstone Lane'. There is already a road
name that start with the word 'Sandstone'.
Fire and Rescue — Robbie Gilmer
1. Per County code Fire lane no parking signs shall have spacing of no more than 75
feet.
Engineering — Max Greene
1. VDOT approval required.
2. Road will be built or bonded prior to final plat approval. Road plans are under
review.
3. WPO plans will be approved prior to final plat approval. WPO plans have not
been re- submitted with requested changes at this time.
4. SWM agreement will be approved and recorded prior to final plat approval.
VDOT — Joel DeNunzio
- No objection on the preliminary site plan
- Comments are pending on the road plans.
RWSA - Victoria Fort
1. RWSA has no objections to the subdivision; however, due to limited sewer
capacity in the Crozet area, RWSA should review and approve anticipated
sewer flows for all developments in this area prior to site plan approval. A note
in the file will suffice at this stage of review, and I'll keep an eye out for the site
plans in the future.
