The plans and plat appear to meet Albemarle County minimum checklist items for engineering approval. Please adequately address the Road and drainage comment for final plat (SUB201200126) approval by the Agent: A) Plat (SUB201200126) No Objection. Please note: Additional drainage easements maybe required once the road construction is completed and road bond release /reduction is requested. Proposed road ditch grading does not appear to show adequate grading to assure stormwater runoff will follow road into drainage structure. B) Road and drainage plans (SUB201200129) The horizontal alignment and street cross - section is acceptable. However, the design of the Cul -de -sac must be approved by the County's Fire and Rescue Department. Comments will be forwarded as received. (On a recent project, the Fire and Rescue Department required a 96ft diameter cul -de -sac. Should the cul -de- sac require changes a new review and fees will be required for all plans) C) Stormwater Management and Mitigation Plan (WP0201200086) 1) SWM requirements appear to have been adequately addressed. D) Erosion Control Plan (WP0201200086) 1) E &SC plan appears to meet the minimum requirements for approval. Once all department reviewer comments have been addressed for all 3 submittals file numbers, please submit 5 copies of the revised plans, calculations, and narratives to Current Development Engineering. Should other departments require changes to the plans; then, review fees and transmittal form will be required to assure engineering comments are still adequate for final approval. Current Development Engineering is available from 2:30 -4 PM on Thursdays to discuss these review comments.
