Proffer comments -ZMA 2005 -07 (attached)
recommend the proffers be on a sheet of the plat or a reference to them and also the code of
development.
Proffer 1- Construction of Off -site Improvements- The deadline for completion of proffer 1A is April 3,
2013. Proffer 1 B, Stormwater Drainage to Powell's Creek, must be completed according to the proffer
prior to the first building permit within Haden Place.
Proffer 2- Interparcel Connection to Summerford Lane- The deadline for construction of this
connection is April 3, 2013.
Proffer 3- Vehicular Ingress /Egress- SDP 2007 -111 was approved to show bollards to prohibit this
connection. VDOT should advise the applicant when the improvements have been completed to
Killdeer /Jarman's Gap and the bollards may be removed.
Proffer 4- Future Dedication for Realignment of Killdeer Lane- A note should be on the plat regarding
this proffer which could impact "Open Space B ".
Proffer 5 -Cash Proffers- This proffer will be met at the time of building permit for each unit.
Proffer 6- Affordable Housing- There should be a note on the plat regarding this proffer which requires
Lots 14,15,16,21,22,and 23 to meet the affordability requirements of the proffer.
Proffer 7- Historic Resources- This proffer has been satisfied.
Proffer 8- Overlot Grading Plan- Please confirm with the County Engineer if this proffer has already
been met with SDP 2007 -111 (Sheet S3).
Setbacks- Note 5 regarding setbacks, and the table should at the bottom right of Sheet 1, should include
a reference to the Haden Place Code of Development, dated February 5, 2007 and approved by the
Board of Supervisors February 14, 2007, for additional setback and other requirements (Sheets A6.1-
A6.3 of the plan /code of development).
Green Space /Amenities /Community Green- The Open Space of 1.35 acres shown in the Area
Summary on Sheet 1 meets the minimum 20% for required Greenspace per the Code of Development.
Greenspace and amenity areas must comply with all Code of Development requirements. The proposed
plat does not show the Community Green, an approx. 2,828 required amenity per the code of
development and that will be located central to Haden Place.
