Newberry Division: Planning Date: December 19, 2012 Subject: SUB201200126 — Preserve at Glenmore Final Fax: 434 - 972 -4126 The Albemarle County Planning Division will grant or recommend approval of the subdivision plat referenced above once the following comments have been addressed. The following comments are those that have been identified at this time. Additional comments may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Subdivision Ordinance, unless otherwise specified.] 1. [14- 302A(2)] Vicinity Map. Please correct the TMP from "94 -45" to show "94 -15." 2. [14- 302A(9)] Building Sites. Please revise this note to read "Lots 1 -13 contain a building site that complies with Section 4.2.1 of the Albemarle County Zoning Ordinance." 3. [14- 302B(5)] Zoning Classification. Please revise the plat to show that the zoning is Rural Areas (RA) and Flood Hazard (FH) Overlay. 4. [14- 302B(9)] Flood Plain. Please revise the plat to show the area of the property within the flood hazard overlay district. 5. [14- 302B(10)] Stream Buffers. Please add a note that reads "The stream buffers shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance." 6. [14- 303(Q)] Water Supply. Please add a note that reads "Under current county policy, public water and/or sewer service will not be available to this property." 7. [14- 303(8)] Parent Parcel Access. Please add a note that reads "All subsequent divisions of the residue shall enter only onto such street shown on the approved final plat and shall have no immediate access onto any public street." S. [14 -309 and 14 -3101 Soil Evaluations and Health Director approval. Please submit evidence of approval from the Health Department for individual private wells and/or septic systems. 9. [14 -317] Private Street Maintenance Agreement. Please submit a private street maintenance agreement for approval by the County Attorney's office. 10. [General Comment] Please update the plat to match the road plans per the email from Max Greene on December 19, 2012. Please contact J.T.
