Newberry Division: Planning Date: November 16, 2012 Subject: SUB201200130 — Bundoran Farm Special Lot and BLA The Albemarle County Planning Division will grant or recommend approval of the subdivision plat referenced above once the following comments have been addressed. The following comments are those that have been identified at this time. Additional comments may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Subdivision Ordinance, unless otherwise specified.] 1. [14- 302(A)10] Right of further division of proposed lots. Please revise the note on development rights to read as follows: "Development rights are not affected by this plat. Lot C2 -R has two development rights and may be further subdivided and when further divided these rights shall not comprise more than 10.0 acres. Lot C4 -R has one development right and may be further subdivided and when further divided this right shall not comprise more than 6.0 acres." This information comes from the plat dated August 17, 2007 on D.B. 3486 P. 99. 2. [14- 302(B)2] Name ofplat preparer. Please show the name and seal of the licensed surveyor that prepared this plat. 3. [14- 302(B)4] Places of burial. If applicable, please show the location of any grave, object or structure marking a place of burial located on the property. If not applicable, please add a note that indicates no places of burial exist on Lot C2 -R or Lot C4 -R. 4. [ 14- 302(B)9] Flood plain. Please remove the reference to "Sheet 2" in the note about the flood plain. 5. [14- 302(B)10] Stream buffers. Please revise the label on the plat that shows a "125' Stream Buffer" to instead show a "100' Stream Buffer." Chapter 17 defines stream buffers as being 100' wide. 6. [14- 303(0)] Signature panels. Please revise the signature panel to reflect the appropriate entity authorized to sign land use applications on behalf of the owner, REDUS Bundoran Farms, LLC. The Department of Community Development has accepted documents signed by Bill Honaker, Senior Vice President of REDUS Properties, Inc. Please include his name on the signature panel or provide evidence of authorization for another person to sign on behalf of the LLC. Please contact J.T.
