The County of Albemarle Planning Division will grant or recommend approval of the boundary line adjustment
plat referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.]
[14- 302(A)(10)] Right of further division of proposed lots. Deed research on this property indicates that the
5 development rights originally assigned to TMP 103 -34P1 were derived from two parcels of record as of
December 10, 1980. The plat recorded with the Deed of Partition (DB 1823 PG 647) contains the following
note, "Lot X (now TMP 103 -34P1) is hereby assigned three development rights from the original Parcel 11;
and two development rights from the original Parcel 7 which together may not consume greater than 4 acres
minimum to 25 acres maximum." This plat also shows the original boundary between Parcels 11 and 7.
Please revise Note #4 to state, "Parcel 34P1 is transferring 1 development right with Area A and therefore
Parcel 34P2 will contain 2 development rights from the original Parcel 7 and may be further divided, and
when further divided these rights shall not comprise more than 25 acres. Parcel 34P1 is retaining 3
development rights from the original Parcel 11 and may be further divided." Please also show the original
boundary between Parcels 7 and 11.
2. [14- 302(B)(7)] Reservoir watershed. Please revise the note regarding the reservoir watershed to indicate
that these parcels are not within a water supply watershed.
