Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [14- 302(A)9] Building sites on proposed lots. Add a note stating that each lot contains a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance. Revl: Comment addressed. 2. [14- 302(B)l] General information. It appears that this submittal is not printed to scale. When the signature copy is submitted, it must be a properly scaled plat. Revl: Comment addressed; however, comment still valid for signature copy when submitted. Rev2: Comment addressed; however, comment still valid for signature copy when submitted. 3. [14- 302(B)8] Yards. Townhomes in Belvedere Town Center have a minimum front setback of 8' and a maximum setback of 16'. Please remove the "B.T.L." references and either label the graphic lines shown as `minimum' and `maximum', or provide a note on the cover with this information. Revl: Comment addressed. 4. [14- 303(D)] Acreage of lots. Provide the acreage of the private right -of -way. Will this plat also subdivide the area labeled "Phase III "? If so, please label as such and provide the parcel acreage. Revl: Comment not fully addressed. The acreages provided do not add up to the total of the existing parcel. As presented, the townhouse lots totaled together equal 0.388 acres, common area is 0.16 acres and the r/w is 0.532 acres. Based on this information, the Phase I parcels combined should equal 1.08 acres, but the plat says Phase I is 0.558 acres with a residue acreage of 2.888 acres. Please verify all acreages and revise all discrepancies. Rev2: Comment addressed. 5. [14- 303(H)] Monuments. Indicate the location and material of all permanent reference monuments. Monuments found or installed prior to plat recordation may be referred to if they are permanent and undisturbed. If any monument required by this chapter will be installed after recordation of the final plat, the certification of the professional engineer or land surveyor shall so note. Revl: Comment addressed. 6. [14- 303(1)] Bearing and distance ties. Provide a definite bearing and distance tie between not less than two (2) permanent monuments on the exterior boundary of the property and further tie to existing street intersection where possible and reasonably convenient. Rev1: Comment addressed. 7. [14- 303(L)] Public utility, drainage and sight distance easements. Verify that all public utility, drainage, and sight distance easements outside of a street right -of -way are shown on the plat. Include the location and dimensions of each easement with a note stating the deed book and page number. Rev1: Comment addressed; however, the location of a portion of the drainage easement must be revised to match the LOR submitted 11/13/12, if it is approved. A Deed of Drainage Easement may also be required for any proposed drainage easement. Rev2: Comment addressed. The revised Deed of Drainage Easement (submitted 12/5/12) is currently under review by the County Attorney's Office, it must be approved and signed prior to plat approval. 8. [14- 303(M)] Street names. Provide the name of each proposed street. See comment from Andy Slack (E911) for more information. Rev1: Comment addressed. 9. [14- 303(N)] Statement pertaining to private streets. If the subdivision will contain one or more private streets, add the following statement: "The streets in this subdivision may not meet the standards for acceptance into the secondary system of state highways and will not be maintained by the Virginia Department of Transportation or the County of Albemarle." Rev1: Comment addressed. 10. [14- 303(Q)] Water supply. Add a statement as to whether the subdivision will be served by a public water supply and a public sewer system. Rev1: Comment addressed. 11. [14- 303(S)] Control points. Provide at least four (4) control points, evenly distributed across the property and located at survey property corners, and shown on each sheet depicting the property. It appears that only three are shown, and only on one sheet. At the option of the subdivider, the control points may be shown on a copy of the final plat, rather than on the original final plat. Rev1: Comment actrtrPCCed. 12. [14 -317 & Condition of Preliminary Approval] Instrument evidencing maintenance of certain improvements. An instrument for the maintenance of privately owned improvements was submitted and forwarded to the County Attorney's office. It is currently under review, and any comments /edits will be forwarded once received. Rev1: Comment not fully addressed. Comments from the County Attorney's Office were provided 11/15/12, and a revised supplemental declaration must be submitted along with the revised plat. Rev2: Comment addressed. The revised Supplemental Declaration (submitted 12/5/12) is currently under review by the County Attorney's Office, it must be approved prior to plat approval. 13. Itomment] The 20' Alley Access Easement is not 20'; L34 is listed in the line table as being 20' long and it extends beyond the "20' Alley Access Easement" line. This easement must be at least 20'; please revise. Rev1: Comment addressed. 14. [Comment] Please add a note to the Cover Sheet that references the ZMA associated with this parcel (ZMA200400007). Rev1: Comment addressed. 15. [Comment] This plat cannot be approved until all reviewers grant their approval. Inspections, VDOT, Fire rescue, ACSA and Engineering have completed their reviews and have no objections. E911 comments have been provided.
