The County of Albemarle Planning Division will recommend approval of the plan referenced above once the
following comments have been satisfactorily addressed (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further review.):
[Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless
otherwise specified.]
1. [Comment] Provide the revised Cover Sheet information as discussed during our December 17th meeting.
2. [32.5.6(a)] Please also reference ZMA200500003 and its associated proffers under Note #5.
3. [32.5.6(a)] The correct magisterial district is Rio; please revise.
4. [32.5.6(a)] ZMA98 -27 approved a reduction in the building setbacks along internal public road rights -of -way
from 50' to 10'. Please add the 10' building setback information to Note #14.
5. [32.5.6(b)] The building square footage provided in Note #7 does not match what is provided in Note #13;
please verify and revise. The maximum impervious cover must also be accurate.
6. [32.5.6(b)] It appears that the parking statistics need to be revised to reflect what was approved on the
original site plan; please see Zoning comments for additional information.
7. [32.5.6(d)] Please show the areas of the site where existing slopes are twenty -five percent or greater on
the Site Plan sheet. Disturbance for the installation of storm drain pipe, if necessary, is exempt from the
County critical slope ordinance, but the slopes should still be shown on the plan.
8. [32.5.6(n)] Please dimension the proposed building and the paved area remaining around it.
9. [Comment] Please add the following note to the lighting plan: Each outdoor luminaire equipped with a lamp
that emits 3, 000 or more initial lumens shall be a full cutoff luminaire and shall be arranged or shielded to
reflect light away from adjoining residential districts and away from adjacent roads. The spillover of lighting
from luminaires onto public roads and property in residential or rural areas zoning districts shall not exceed
one -half footcandle.
10. [Comment] This site plan amendment cannot be approved until ACSA and Engineering complete their
reviews and grant their approval. Fire rescue and Zoning comments have been provided. Inspections has
completed their review and has no objection.
