Perez, Senior Planner Division: Current Development Date: January 2, 2013 Subject: SUB 2012 — 00142 Ashcroft - BLA Fax 434-972-4126 The County of Albemarle Division of Current Development will grant or recommend approval of the Boundary Line Adjustment plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [ZMA80-03 (A2)] It appears that with this BLA the acreage required in open space will need to be increased for this section to remain within the 25% minimum per the conditions of approval ZMA80- 03. Revise to address this issue. 2. [ZMA80-03 (A2)] On the plat provide a revised "Area Breakdown", similar to the information provided on the initial subdivision plat which created these lots. 3. [14-303D] As depicted the BLA is taking place between three (3) lots: "Future Lot 122", Lot 120, and Lot 121; however only two (2) lot acreages are being revised? On the plat please provide the revised acreage for "Future lot 122"/the residue of the lot. Also, pertaining to comment #1 mentioned above, assure the acreage for the open space lot and residue lot are revised and all pertinent information for this portion of the BLA to occur is provided on the plat. 4. [14-302A(4)] On sheet 4 of 4 there is a "View Easement" depicted on the plat. Is this an existing easement? If so, provide the recordation reference and owner information on the plat. If it is proposed provide dimensions on the plat. 5. [14-302A(l)] Throughout the plat the title is mislabeled as "Future Lot 22", the final plat for this section depicts the lot in question as "Future Lot 122". Revise if appropriate. 6. [14-302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat. 7. [Comment] Comments from the ACSA are pending and will be provided to the applicant once received.
