I have reviewed the revised, undated "5t`' Street Development" plan. The following conflicts between the
Entrance Corridor guidelines and the concept plan have been identified:
Building orientation/Blankness: Buildings fronting the Entrance Corridor street should be
oriented parallel to the street. The building closest to 5th Street should be adjusted to meet this
guideline. A proffer addressing building orientation could resolve this conflict. The applicant
should also note that building elevations visible from the ECs will be required to be fully
designed elevations without blankness. This could be a particular challenge for the building
closest to 5th Street, in both the location illustrated in the concept plan (because the rear of the
building is visible from 5th Street) and in a parallel orientation (because all four elevations will
require adequate architectural treatment).
2. Landscaping and utilities: There appear to be conflicts between existing utilities/utility easements
and required planting areas along the 5th Street property line and along the sidewalks at the
entrance road. Landscaping is required in planting areas that are free of utilities and utility
easements. Additional planting area is required to resolve these conflicts.
Interior parking lot trees: Trees are required at the rate of one tree for every ten parking spaces,
evenly distributed at the interior of the parking lot, in addition to perimeter parking lot trees.
There do not appear to be sufficient planting islands to accommodate the required interior parking
lot trees.
