The plat states that Lot 1 is assigned two development rights, but according to County real estate records it appears there are currently three dwelling units on the property. Please clarify if there are indeed three dwelling units; if so, three development rights will be required. Additionally, the plat states that TMP 69 -29 retains eight development rights, one of which originates from TMP 83 -11. Since development rights are theoretical only until divided, it is fine to state the development rights as such. However, for future reference, plat records indicate that the acreage transferred from TMP 83 -11 to TMP 69 -29 is not sufficient to support a development right. 2. [14 -309 & 14 -310] Soil evaluations & Health director approval of septic systems. The submitted soils evaluations were forwarded to the Health Department on January 4th; the plat cannot be approved until their approval is received. 3. [14 -316] Approval of entrance onto public streets. Please provide VDOT approval of the proposed entrances. 4. [Comment] It appears that the Virginia Outdoors Foundation owns a Conservation /Open Space Easement on this parcel. This proposal has been forwarded for their review. Their comments, if any, will be forwarded once received. 5. [Comment] Nelson County approval is also required.
