Subject: SUB201200097 Dunlora Forest- Final Subdivision Plat
The Planner for the Planning Services Division of the Albemarle County Department Community
Development will recommend approve the plan referred to above when the following items have
been satisfactorily addressed. (The following comments are those that have been identified at this
time. Additional comments or conditions may be added or eliminated based on further review.)
[Each comment is preceded by the applicable reference to the Albemarle County Code.]
1. [14- 302(A)(3)] Existing or platted streets. On pages 3, 6 and 7, Rio Road is not labeled.
On page 6 &7 Pen Park is not labeled. Revise.

2. [ 14- 302(A)(5)] Provide the deed book and page number for any and all existing
easements on the property.
Revl: Comment addressed.
3. [ 14- 302(B)(8); 14 -400] Provide the required setbacks on the plat.
Rev I: The side yard setback is not correct. R4 and R6 require a 15' side setback. Revise
to meet the requirement.
Rev2: Comment addressed.
4. [ 14- 303(E)] Provide the owner information for all the easements. Specifically for the
Landscape easement. Also, I don't think a separate fence easement is needed if the fence
is contained in the Landscape easement.

5. [ 14- 303(G)] Provide the owner information for the proposed trail /trail easement.
Revl: Comment not addressed. There is no notation for who owns /maintains the trail
easement.
Rev2: Comment addressed.
[14- 303(N)] Provide the following note on the plat: "The streets in this subdivision may
not meet the standards for acceptance into the secondary system of state highways and
will not be maintained by the Virginia Department of Transportation or the County of
Albemarle."
Revl: Comment addressed.
[ 14- 303(0)] Remove the signature panel for VDOT. Also, the signature panel for the
County should read "Agent for the Board of Supervisors ".

8. [14 -317] Submit a private street maintenance agreement for the proposed private streets.
This will need to be reviewed and approved by the County Attorney, and will need to be
recorded with the plat.
Revl: Comment not addressed. A private street maintenance agreement will need to
be submitted and approved.
Rev2: Subdivision is being phased and instrument will be provided with Phase 3.
Revise the phase lines, it is unclear where Phase 3 ends and Phase 1 begins, close the
phase lines.
Additional comment regarding easements: Are the drainage and stormwater
easements public or private? Provide instruments for drainage and stormwater
management easements for review and approval by the County Attorney for
easements dedicated to public use.
9. [ 14 -401; 14 -419] There are a number of double frontage lots along Rio Road and Pen
Park Road. The landscape easement needs to be a minimum of 20' along the road. The
screening provided shall be in accordance with 32.7.9.8.

10. [14 -422] Sidewalks and planting strips need to be shown either on the road plans or on
the final plat. Indicate where they will be shown, and provide the planner with a copy of
the road plans if they will be shown on that submittal.
Revl: Comment not addressed. Submit a copy of the road plans to the planner for
review of the sidewalks and planting strips.
Rev2: Road plans will need to be submitted and approved separate from the site
plan. Also, street trees will need to be shown on the road plans for bonding
purposes.
11. [14 -435] Roads must be built or bonded prior to the signing of the plat.
