Perez, Senior Planner Division: Planning Date: January 15, 2013 Subject: SUB 2012 -00148 — UVA Physicians Group Easement plat The County of Albemarle Planning Division, will grant or recommend approval of the plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [14- 302(B)(1)] General information. On future submittals, please provide the date of the last revision. 2. [14- 302(B)(5)] Zoning classification. Correct the note regarding zoning, as this property is not in the Entrance Corridor. 3. [Comment] Please clarify as to whether the "Portion of Existing 15' Gas Line Easement to be Abandoned" is being abandoned on this plat. If so, assure that the owner of that easement sign the plat as well. If not being abandoned at this time, please revise the note appropriately and provide the deed book page reference information for the easement. 4. [Comment] This plat cannot be approved until ACSA and Engineering sign off on the approval of the plat. Attached are each of their comments. Please contact Christopher P. This site plan is within the Authority's jurisdictional area for: ✓ A. Water and sewer B. Water only C. Water only to existing structure D. Limited service ✓ 2. An 8 inch water line is located approximately Lon site distant. 3. Fire flow from, nearest public hydrant, located distant from this site plan, is Gpm + at 20 psi residual. ✓ 4. An 8 inch sewer line is located approximately Lon site distant. 5. An Industrial Waste Ordinance survey form must be completed. ✓ 6. No improvements or obstructions shall be placed within existing or future easements. 7. and plans are currently under review. 8. and plans have been received and approved. 9. No plans are required. 10. Final and plans are required for our review and approval prior to granting tentative approval. 11. Final site plan may /may not be signed. 12. RWSA approval for water and /or sewer connections. 13. City of Charlottesville approval for sewer. ✓ Comments: Call out new water easements as "New 20' ACSA Waterline Easement." • Call out new sewer easements as "New 20' ACSA Sanitary Sewer Easement." • Call out portions of the existing 20' waterline easement that will be vacated (A portion will remain for the new fire hydrant location). • Add note, "Water and Sewer Easements to be Centered on As -Built Locations." The Albemarle County Service Authority (ACSA) has no technical comments on the SUB being reviewed. Engineering comments are usually reserved for the site plan review stage. Subdivision plats should correctly show ownership of properties and existing easements. 'A'O.h The ACSA can review the proposed subdivision plat and determine if it is included in the jurisdictional area for water and /or sewer service. Water and /or sewer connections to the ACSA system are allotted on a first come, first served basis at the time connection fees are paid.
