All of my comments on this plat have been addressed. The Road Plans must be approved and all bonds must be posted
before the Final Plat can be approved. Once the road plans are approved and the bonds are posted, you can submit for
signature.
As an aside, it looks like the front setback on Lot 84 has been pushed back to where there is 50' between the setback
lines ... since one of the 'side setbacks' is technically a front setback (25'), this isn't necessary.... the setback line just needs
to be established where the minimum 80' lot width is achieved. I can approve it as is, but it might make a better lot if
the front setback were moved back to where it was on the previous submittal.

following comments have been satisfactorily addressed (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further review.):

otherwise specified.]
1. [14- 302(A)l] Name of subdivision. There appears to be a typo in the title, it refers to lots 64 -84 when it
seems lots 69 -84 are covered by this plat; please revise.

2. [14- 302(A)9 & condition of preliminary approval] Building sites on proposed lots. Note #4 (now #14)
indicates each lot has a building site that meets the requirements of 4.2.2.2; however, this section of code
does not exist. Please revise note #4 (now #14) to indicate each lot has a building site that meets the
requirements of section 4.2.1. Through the preliminary plat process, a 'typical' building site diagram was
developed indicating a minimum size that meets the requirements of section 4.2.2(b)l . From the
dimensions provided, the minimum size should be shown as 5625 SF; please add this information to the
final plat.

3. [14- 302(A)14] Land to be dedicated in fee or reserved. The preliminary plat approved 23.967 acres
(26.7 %) of open space in this subdivision. As each phase progresses, a minimum of 25% open space must
be provided. The 'Area Summary' table provided tracks the percentage as it relates to the entire project, but
for recordkeeping purposes it may be helpful to also provide data that covers only the previously approved
and current phases to show that all requirements are being met.

4. [14- 302(8)2] Name of plat preparer. Please add the name and seal of the plat preparer.

5. [14- 302(8)6 & condition of preliminary approval] Tax map and parcel number. If the open space from
Phase 1 is being counted toward the minimum open space requirement, please include the Tax Map and
Parcel number of that parcel (056KO- 00- 00- 000AO) on this plat.

6. [14- 302(8)8 & condition of preliminary approval] Yards. The preliminary plat was approved with many
non - standard setbacks and yards due to lot width. Therefore, setbacks and yards must be shown
graphically on the plat. All corner lots must have a setback of 25' on all portions that front a public road
(both 'fronts') and a side setback of 15' on all boundary lines that intersect a public road (see 4.6.2(b)). All
front and rear yards should be established at the depth where the minimum lot width is achievable. Please
see the preliminary plat for reference. Additionally, lots 3, 5, 6, & 22 did not have the rear setback lines
established where the minimum lot width is achievable, and lots 29, 30, 31, 51, 52, 53, 54, 78, 79, 80, 81, &
82 did not have the front setback lines established where the minimum lot width is achievable on the
preliminary plat; this must be addressed with the Final Plat. Lot #83 is of particular concern; the lot narrows
from front to back leaving very little area where the 80' minimum width is achieved, and therefore a very
small building area.
Rev1: Comment not fully addressed. The note explaining "non- typical setback lots" should state
that for lots having less than 50' (not 45') between the side yard lines, the setback /yard lines will be
increased to where the 50' (not 45') width is met. It appears that lots 5, 6 & 83 do not meet this
standard for the rear yard line; and that lots 78, 79, 81, 82 and 83 do not meet this standard for the
front setback line.
7. [13.3 and condition of preliminary approval] Area and bulk regulations. The preliminary plat approved a
maximum density of 1.11 du /ac; please revise the 'Required Area and Density' table to indicate this as the
maximum density instead of 1.45 du /ac. The 'Proposed (all phases)' density provided (0.83 du /ac) appears
to be incorrect as well. As each phase progresses, the maximum density cannot be exceed; please provide
data that demonstrates the actual density for phases I and II combined to ensure that this requirement is
being met.

8. [Comment] This plat cannot be approved until ACSA and Parks complete their reviews and grant their
approval. Their comments will be forwarded upon receipt. Inspections, VDOT and E911 have completed
their reviews and have no objections. Fire rescue and engineering comments have been provided.

9. [14- 302(6)1] General information. The plat must include the original date of submittal as well as any
revision dates. It appears that the first submittal date has been replaced with the revision submittal date;
please revise to have the original date read as September 21, 2012 and the first revision date as November

The County of Albemarle Division of Planning will recommend approval of the plat referenced above once the
following comments have been satisfactorily addressed (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further review.):
[Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless
otherwise specified.]
1. [14- 302(A)l] Name of subdivision. There appears to be a typo in the title, it refers to lots 64 -84 when it
seems lots 69 -84 are covered by this plat; please revise.
2. [14- 302(A)9 & condition of preliminary approval] Building sites on proposed lots. Note #4 (now #14)
indicates each lot has a building site that meets the requirements of 4.2.2.2; however, this section of code
does not exist. Please revise note #4 (now #14) to indicate each lot has a building site that meets the
requirements of section 4.2.1. Through the preliminary plat process, a `typical' building site diagram was
developed indicating a minimum size that meets the requirements of section 4.2.2(b)l. From the
dimensions provided, the minimum size should be shown as 5625 SF; please add this information to the
final plat.
3. [14- 302(A)14] Land to be dedicated in fee or reserved. The preliminary plat approved 23.967 acres
(26.7 %) of open space in this subdivision. As each phase progresses, a minimum of 25% open space must
be provided. The `Area Summary' table provided tracks the percentage as it relates to the entire project, but
for recordkeeping purposes it may be helpful to also provide data that covers only the previously approved
and current phases to show that all requirements are being met.
4. [14- 302(8)2] Name of plat preparer. Please add the name and seal of the plat preparer.
5. [14- 302(8)6 & condition of preliminary approval] Tax map and parcel number. If the open space from
Phase 1 is being counted toward the minimum open space requirement, please include the Tax Map and
Parcel number of that parcel (056KO- 00- 00- 000AO) on this plat.
6. [14- 302(8)8 & condition of preliminary approval] Yards. The preliminary plat was approved with many
non - standard setbacks and yards due to lot width. Therefore, setbacks and yards must be shown
graphically on the plat. All corner lots must have a setback of 25' on all portions that front a public road
(both `fronts') and a side setback of 15' on all boundary lines that intersect a public road (see 4.6.2(b)). All
front and rear yards should be established at the depth where the minimum lot width is achievable. Please
see the preliminary plat for reference. Additionally, lots 3, 5, 6, & 22 did not have the rear setback lines
established where the minimum lot width is achievable, and lots 29, 30, 31, 51, 52, 53, 54, 78, 79, 80, 81, &
82 did not have the front setback lines established where the minimum lot width is achievable on the
preliminary plat; this must be addressed with the Final Plat. Lot #83 is of particular concern; the lot narrows
from front to back leaving very little area where the 80' minimum width is achieved, and therefore a very
small building area.
7. [13.3 and condition of preliminary approval] Area and bulk regulations. The preliminary plat approved a
maximum density of 1.11 du /ac; please revise the `Required Area and Density' table to indicate this as the
maximum density instead of 1.45 du /ac. The `Proposed (all phases)' density provided (0.83 du /ac) appears
to be incorrect as well. As each phase progresses, the maximum density cannot be exceed; please provide
data that demonstrates the actual density for phases I and II combined to ensure that this requirement is
being met.
8. [Comment] This plat cannot be approved until ACSA and Parks complete their reviews and grant their
approval. Their comments will be forwarded upon receipt. Inspections, VDOT and E911 have completed
their reviews and have no objections. Fire rescue and engineering comments have been provided.

The first preliminary plat submittal (SUB201200115) submitted 21 September 2012 has received
Engineering Review and does not appear to meet Albemarle County minimum checklist items for
approval. Please adequately address the following comments for final plat approval:
1) Approval of this plat is contingent on approval of road plans (SUB2012- 00057).
2) All physical improvements for access and utilities will need to be constructed and
approved or bonded prior to final plat approval. (14 -434 and 435).
