The first initial site plan and comps submittal (SDP201300011) submitted 4 February 2013 has
received Engineering Review and does not appear to meet Albemarle County minimum checklist
items for approval. This review does not include a review of Erosion & Sediment Control or
Stormwater Management. Please adequately address the following comments for initial site plan
approval:
A. Existing Conditions Information
1) Please identify existing 20' private drainage easement shown on sheet 5 by deed
book and page number. Recommend same for existing 20' sanitary sewer easement
shown on sheet 5; however this is an ACSA easement.
B. Proposed Plan View Information
1) Please indicate a temporary grading easement or VDOT right of way permit for
proposed entrance modifications along Claremont Lane in VDOT right of way.
2) Please either widen sidewalk along north end of parking lot to 6' or include
bumper blocks for ten proposed adjacent parking spaces on sheet 4.
3) Please provide a number label for proposed 6" drain connecting proposed trench
drain to EX- STR -26 on sheet 5.

Please adequately address the following comments for final site plan approval:
C. Application Information
1) Owner is required to provide a completed copy of the standard stormwater
maintenance agreement and fee for recordation for any stormwater management
facilities (could reference an existing agreement with a comparison of proposed vs
previously approved impervious surface).
2) Prior to final site plan approval, a separate set of Water Protection Ordinance
plans must be approved including: stormwater management plan and erosion and
sediment control plan (could reference an existing plan with a comparison of proposed
vs previously approved impervious surface for SWM).
3) Prior to final site plan approval:
water protection ordinance — erosion and sediment control and stormwater
management and
water and sewer
bonds must be calculated by the county (water and sewer bonds are calculated by
ACSA) and paid by owner after receipt of a Bond Request Form from owner
(could reference an existing SWM bond or county accepted SWM facility with a
comparison of proposed vs previously approved impervious surface).
4) Prior to final site plan approval, pro -rated share for this site which drains into
Lickinghole Basin is required.
D. Plan Detail information
1) Please provide traffic generation and distribution summary (ADT's).
2) Please provide calculations for pavement section thicknesses for the proposed
entrance pavement section on sheet 4.
3) Please include sidewalk and dumpster pad details meeting requirements per 14-
422 and Albemarle County Design Standards Manual.
E. Drainage Profiles
1) Please include drainage profiles for all proposed pipes and ditches.
F. Drainage Computations
1) Please include drainage computations including for proposed trench drain outlet.
