Newberry - Planner Division: Planning Services Date: February 15, 2013 Subject: SUB201200128 Blenheim View Estates — Vacation Plat and Boundary Line Adjustment The Planner will recommend approval of the plan referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] Based on the application, this vacation plat is proceeding under Virginia Code § 15.2- 2272(1) and Albemarle County Code 14- 212.2(B). [§ 15.2- 2272(1) and Section 14- 212.2(B)(1)] A written instrument in the manner of a deed is required to be recorded with the vacation plat. Please submit a deed to be reviewed by the County Attorney's office. 2. [14- 302(A)(2)] Vicinity Map. Please add a vicinity map at a scale of one inch equals 2,000 ft. 3. [14- 302(A)(10)] Right offurther division ofproposed lots. Please add the number of lots, as assigned by the subdivider, into which each proposed lot may be further divided by right pursuant to section 10.3.1 of the zoning ordinance, if applicable. The plat shall also contain the following note: "Parcel [letter or number] is assigned [number] development rights and may /may not be further divided and when further divided these rights shall not comprise more than [number] acres. 4. [14- 302(B)(5)] Zoning Classification. Please note this property will be located in the Flood Hazard (FH) Overlay district. 5. [14- 302(B)(9)] Flood plain. Please show the location of any part of the property within the flood hazard overlay district, as set forth in section 30.3 of the zoning ordinance. 6. [14- 302(B)(10)] Stream buffers. The location of stream buffers required by section 17 -317 of the water protection ordinance, with the following note: "The stream buffer(s) shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance." 7. [14- 303(C)] Boundary lines. Please show the full exterior boundary lines of each of the lots included in the BLA. Currently, the full boundary line of TMP 103 -15 is not visible. 8.
