Final Plat (SUB201300029) [Comment] Please label all storm drainage easements "Permanent Drainage Easement" and remove "Hereby Dedicated To Public Use." [Revision 11 Comment addressed. 2. [Comment] It appears that Sunset Drive is incorrectly labeled as 51'. Please show 55' R/W. [Revision 11 Sunset Drive was labeled incorrectly on road plan, but actual width is 51'. Comment addressed. 3. [Comment] Please show the sight distances from the approved road plan. [Revision 11 Comment addressed. 4. [Comment] After lot 43, a temporary turnaround shall be placed at Sunset Drive and shall be bonded to include the turnaround, or all of Sunset Drive may be bonded to the existing road. [Revision 11 A temporary turnaround was provided, but plat cannot be approved until the bond has been posted for Sunset Drive. 5. [Comment] Pocoson Wood Court and Jersey Pine Ridge will need to be bonded. Please submit a request for the following: a.) Subdivision (roads, drainage, etc.) per Subdivision Ordinance section 14 -435; & Water & Sewer per Subdivision Ordinance section 14 -435; $250 fee required. [Revision 11 Comment not addressed. 6. Please label the bearings and distances for the drainage easement abutting lot 51 -lot 53A on sheet 6. [Revision 11 Comment addressed on page 9. 7. [New Comment Revision 21 It appears the area increased for lot 47, phase 5, which has changed the drainage easement layout between lot 44 -47. Please show the stormsewer pipe to verify the trench has adequate space west of lot 47. If the trench width in this area is not adequate, the drainage easement shall be revised.
