The following comments are those that have been identified at this time. Additional comments may be added or eliminated based on further review. [14- 302(A)10] Right offurther division ofproposed lots. On Sheet 1, please add a note to reflect the total number of development rights. The note should state "Tax Map 31, Parcel 26M has one development right and shall not be further divided." 2. [General Comment] We do not have any information that shows this property as being located near a stream buffer or flood plain. On Sheet 1, please remove the notes regarding stream buffers and flood plain. 3. [14- 302(B)5] Zoning Classification. On Sheet 1, please add that this property is also located in the Airport Impact (AI) Overlay district. 4. [14- 302(B)7] Reservoir watershed; agricultural forestal district. On Sheet 1, please note that this property is located in the "South Fork Rivanna Water Supply Watershed." 5. [14- 302(B)8] Yards. On Sheet 2, please either remove the setbacks shown or change them to reflect the current setbacks required in the Rural Areas (RA) zoning district. I confirmed with the Zoning Division that the setbacks should be 25 feet on all sides of Parcel 26M. 6. [14 -309 and 310] Soil evaluations and Health director approval of individual private wells and /or septic systems. Please provide information to comply with these sections. Please contact J.T.
