[14- 302(A)(4)] Private Easements. The drainfield for TMP 99 -52B appears to be on the portion of TMP 99- 52A proposed to be transferred to TMP 99 -52; please revise the Deed of Easement accordingly. 2. [14- 302(A)(9)] Building site on proposed lots. Provide the location and dimensions of the building site for revised TMP 99 -52A to verify that it meets the requirements of section 4.2. Each building site not served by a public sewage system shall be subject to the following minimum area and dimension requirements: "Each building site for a dwelling unit shall have an area of thirty thousand (30, 000) square feet or greater and shall be of such dimensions that no one dimension exceeds any other by a ratio of more than five (5) to one (1) as described by a rectangle inscribed within the building site. The building site shall have adequate area for locating two (2) subsurface drainfields approved by the Virginia Department of Health if the lot will be served by a conventional onsite sewage system." 3. [14- 302(A)(10)] Right of further division of proposed lots. Please revise the development rights note to read, `One development right is transferred with Parcel `Z" to TMP 99 -52 and may be further divided, and when further divided must be used within the 1980 boundaries of TMP 99 -52A. The residue of TMP 99 -52A retains one development right and may not be further divided'. The total number of development rights and total acreage that those development rights may use should be stated for TMP 99 -52, but the research on this parcel revealed potential mistakes on previous plats. This plat can be approved with the note as indicated above, but we would strongly recommend applying for a development rights determination on TMP 99 -52 to verify development rights prior to moving forward with this plat. 4. [14- 302(8)(7)] Reservoir watershed; agricultural- forestal district. Please revise the watershed and agricultural - forestal district notes to say that these parcels are not within a water supply watershed and that TMP 99 -52 is within the Hardware agricultural - forestal district. 5. [14- 303(D)] Acreage of lots. Provide the current acreage of TMP 99 -52A. 6. [14 -309 & 14 -310] Soil evaluations & Health director approval of individual private wells and /or septic systems. Please provide soils evaluations or documentation of Health Department approvals that verify that the approved primary and reserve drainfields, and the private well for TMP 99 -52A will be contained within the Revised TMP 99 -52A. It looks like some previous plats included easements for wells and drainfields, but that is no longer allowed. 7. [14 -312] Location of existing buildings. Provide the distance between the pole barn and the proposed boundary line.
