Engineering has completed the road plan review for Estes Park. Please see the following comments.
Road Plan Review Comments (SUB- 2013 - 00035)
A. County comments
1. It appears the road plan revised Burgundy Lane. Please ensure the WPO plans shows the
revised grading and revised stormsewer layout.
B. VDOT comments:
2. An intersection sight distance of 280ft is required for 25mph roads.
3. Typical sections should show r/w 1 ft behind sidewalk.
4. Show stopping sight distance at intersection with Worth Crossing.
5. Include a vertical profile of Worth Crossing.
6. Gutter pans at the intersection of Worth Crossing and Regents Street should not go into
roadway on Worth Crossing.
7. Trees should be located 30ft from the end of curb returns.
8. Use a CG -11 entrance instead of the CG -6 indicated.
9. A minimum of 50ft is required between entrance curb returns.
10. All sidewalks should be separated from road by a 6ft buffer strip.
11. It should be noted that Fire and Rescue require 32ft road widths for parking on both sides.
C. Fire Rescue comments:
1. Streets with 29 FC/FC will need to be marked No Parking on one side to maintain a 20 ft
unobstructed travelway per VSFPC 503.2.1.
After the approval of the WPO and Road Plan, a bond estimate shall be requested and posted
before the final plat can be approved.
