RE: ZMA-2012-07: 51h Street Commercial (Design Planner comments)

I have reviewed the recently submitted proffer statement for the above -referenced project and I have the
following comments:
1. Proffers 4 and 5 provide for the location of buildings and structures where the size and use is best
suited for the commercial setting and accessibility. This wording provides for potential conflicts with
Entrance Corridor Design Guidelines. It is recommended that it be eliminated.
2. Proffer 4 indicates that parking shall be permitted in front of the building. Without a proffered plan
for reference, the location of the "front' of the building is uncertain. The proffer should be revised to
eliminate uncertainty.
3. A proffered plan is needed to determine potential Entrance Corridor impacts of parking in front of the
building.
4. It is recommended that a proffered plan be provided so that a more reliable determination of all
impacts on the Entrance Corridor can be made.
