(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [32.5.2(a)] Revise the title to state 'Major Site Plan Amendment' and not final site plan on all sheets. Rev1: Comment addressed. 2. [32.5.2(a)] Revise the zoning district to state'PUD- Commercial' instead of just PUD. Rev1: Comment addressed. 3. [32.5.2(a)] All conditions of the special use permit will need to be added to the sheets. This amendment cannot be approved until the SP is approved. Rev1: Comment not addressed. I do not see the verbatim language for the conditions of the special use permit. 4. [32.5.2(a)] The building setback for this property is 30 feet from public rights of way. Revise and show the setback on the property. The multi - purpose building will need meet this requirement. Rev1: Comment addressed. 5. [32.5.2(b)] State the height of all buildings, including the proposed multi - purpose building. Rev1: Comment addressed. 6. [32.5.2(b)] Show the dimensions for all sidewalks. Is the 5 foot width typical? Rev1: Comment addressed. 7. [32.5.2(i)] Show the existing entrance off of Southern Parkway on the demolition plan. Also show it to be closed and replanted after construction. Rev1: Show the proposed landscaping on the landscape plan for this closure. 8. [32.5.2(b)] The landscaping along the proposed parking lot and multi - purpose building will need to include some evergreen trees for screen. Revise the landscape plan to include recommended evergreen trees per the County's plant list. 1 Rev1: Provide additional evergreen trees or large shrubs along the edge where the multi - purpose building is located. The condition of the special use permit requires screening in this area. Additional comments from revised plan. 1. [32.5.2(n); 4.12.16] The retaining wall width shown is not accurate. This type of wall will be wider that what is shown, according to the detail that was provided. These segmented walls "lean" into the slope they are holding and are offset. Looking at the plan, especially in the area by the parking lot and existing transformer to remain, it appears that this wall will run into the transformer, or will cause issues with the parking spaces to be only 16' in length where a 2' overhang is required. This reduction in depth of the parking area will not be approved, unless we can be assured that the 2' will remain. The existing transformer may need to be relocated as a result. 2. [32.7.2.3] The new parking lot does not provide a safe way for pedestrians to walk to the main entrance of the existing school, which is located in the existing parking area. Pedestrians must walk in the parking lot up to the building. This is not acceptable. Provide a sidewalk from the parking lot up to the main entrance of the existing building. 3. [4.2] What you are showing for grading as it relates to critical slopes is concerning. While you are staying out of the critical slopes area as shown on the plan, when the construction happens these slopes will more than likely be disturbed. To be safe, it would be best if you applied for the waiver to disturb these slopes. 4. [32.7.9.4(b)] Provide tree protection fencing along the existing tree line to the west of the property. You are grading right up against the tree line and these trees need to be protected. We assured the board of supervisors that no trees would be disturbed in this area, and this needs to be shown. Also, the tree conservation checklist must be signed and dated. 5. [32.7.9.5 (e)] Provide landscaping in accordance with this section, all around the new parking lot where adjacent to public streets, this includes Stoney Ridge Road.
