Subject: SUB201300058 Dunlora Forest- Phase 3 -Final Subdivision Plat
The Planner for the Planning Services Division of the Albemarle County Department Community
Development will recommend approve the plan referred to above when the following items have
been satisfactorily addressed. (The following comments are those that have been identified at this
time. Additional comments or conditions may be added or eliminated based on further review.)
[Each comment is preceded by the applicable reference to the Albemarle County Code.]
1. [14- 302(A)(3)] Existing or platted streets. Show Bethpage Court all the way to its
intersection with Sawgrass Court, since the whole road is a part of Phase 3.
2. [14- 303(D)] Staff recommends that you subdivide "blocks" of lots rather than each
individual townhouse lot, and then come back in for resubdivisions for the lots once the
foundations have been poured and you know exactly where the lot lines are located.
Otherwise, you will need to submit boundary line adjustments for all of the lots since
more than likely, they are not going to be exact until it is built on the ground.
3. [14- 303(N)] Provide the following note on the plat: "The streets in this subdivision may
not meet the standards for acceptance into the secondary system of state highways and
will not be maintained by the Virginia Department of Transportation or the County of
Albemarle."
4. [ 14 -317] Submit a private street maintenance agreement for the proposed private streets.
This will need to be reviewed and approved by the County Attorney, and will need to be
recorded with the plat.
5. [ 14 -422] Sidewalks and planting strips need to be shown either on the road plans or on
the final plat. Indicate where they will be shown, and provide the planner with a copy of
the road plans if they will be shown on that submittal.
6. [14 -435] Roads must be built or bonded prior to the signing of the plat.
7. Is the tot lot located in this phase? If so, please indicate where it will be located.
