Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [Comment] Engineering says that all proposed work on your parcel has been removed from the plans for Crozet United Methodist Church; please remove reference to their site work from your plan and letter. This should include any reference to the temporary storage /contractor yard that is indicated as being proposed for use by the Church. 2. 32.5.2(b)] Provide the maximum amount of paved parking and vehicular circulation area. 3. [32.5.2(n)] Please clarify what is proposed for the area between the existing building and the proposed parking; will the existing parking and travelway be removed? If so, what will take its place? Will connections to the existing sidewalk near the building be included? Show and label all demolition and proposed improvements. 4. [32.5.2(n)] Dimension the new travelway that is parallel to Route 240. 5. [32.5.2(n)] Please label the curb radii on the parking islands and exterior curbing. 6. [32.5.2(n)] Label fencing as temporary per ARB comments. 7. [32.6.2(i)] Please label the width of all of the parking spaces, or note the 9' width label provided as `typical'. 8. [32.6.2(i)] Provide bump -outs at the end of each travelway to allow a vehicle parked in the last space in the row enough room to back out of the parking space safely. 9. [32.6.20) & 32.7.9.4] Please include a plant schedule that includes the plant species, quantity, and size on the plan. 10. [20B.4(D)] Each parking area having more than five (5) spaces that abuts or is visible from one or more public streets abutting the lot on which the parking area is located shall be screened from the streets with continuous evergreen shrubs or opaque walls comprised of materials such as, but not limited to, masonry or board, at a height not to exceed four (4) feet, or by a combination of evergreen shrubs and opaque walls. Opaque walls shall be augmented with landscape vegetation such as shrubbery, trees, or other vegetation approved by the agent. If evergreen shrubs are used as the screen, the shrubs shall measure at least twenty -four (24) inches in height at the time of planting, and at maturity shall be three (3) to five (5) feet in height. Evergreen shrubs shall be planted between three (3) and five (5) feet on- center, depending upon the species selected. Please provide screening along the north side of the entrance, along Crozet Avenue from the entrance to the building, and along the end of the parking lot that faces Carter Street or along the Carter Street frontage itself. This requirement is listed in Section 32.7.9.5(e) as well. Please also refer to ARB comments for additional information. 11. [32.6.20) & 32.7.9.6(a)] An area of at least five (5) percent of the paved parking and vehicular circulation area shall be landscaped with trees or shrubs. Neither the areas of street trees and shrubs required by sections 32.7.9.5(d) and (e) nor shrubs planted between a parking area and the building shall be counted toward the minimum landscaped area for a parking lot. As noted above, the square footage of `paved parking and vehicular circulation area' has not been provided. Additionally, the 5% requirement refers to square footage of planting space, not tree canopy (as it's often misinterpreted). Please provide all relevant information to verify this requirement is satisfied. 12. [32.6.20) & 32.7.9.5(b)] The 5% landscaped area required shall be planted with a mixture of shade trees and shrubs and shall include one (1) large or medium shade tree per ten (10) parking spaces or portion thereof, if five (5) spaces or more. Please refer to ARB comments for additional information. 13. [Comment] This Letter of Revision cannot be approved until Engineering and ARB grant their approval; comments have been forwarded. The Inspections reviewer has completed their review and has no objection. 14. [Comment] A Water Protection Ordinance application must be submitted and approved before this Letter of Revision can be approved; please refer to engineering comments for additional information.
