Subject: SUB2013 -063 Jaeger- Rural Subdivision
The Planner for the Planning Services Division of the Albemarle County Department Community
Development has the following comments(The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based
on further review.) [Each comment is preceded by the applicable reference to the Albemarle
County Code.]
1. [Rural Division, definition] By definition a rural division must have 250 feet of frontage
along a public road. By my calculation, Lot 3 only has 214 feet. Revise to meet the
requirement of 250 feet of frontage.
Rural subdivision. The term "rural subdivision" means a type of subdivision that is
located in the rural areas which results in two or more lots for the purpose of transfer of
ownership or building development, such that: (i) each lot created is at least five (5)
acres in area; and (ii) each lot created has at least two hundred fifty (250) feet of
frontage on an existing public street which is part of the primary system or secondary
system of state highways.
2. [14- 302(B)(7)]Reservoir watershed. This property lies within the North Fork Rivanna
watershed. Revise note #8 to state this.
3. [14- 303(0)] Signature panels. Revise the County's signature panel to read "Agent for the
Board of Supervisors"
4. [14 -316] VDOT. Approval from the Virginia Department of Transportation is required for
all entrances. Provide an approval letter from VDOT for the subdivision.
5. [14 -309; 14 -310] Health Department approval. Soils work information was submitted to
the Health Department. Their approval is required prior to signature of the plat.
