MEMORANDUM

RE: SDP - 2013 -29 and ARB- 2012 -10: Three Notched Center Minor Amendment
DATE: May 14, 2013
A Certificate of Appropriateness must be issued for ARB- 2012 -10 before I can recommend approval of
the SDP - 2013 -20 minor amendment. The last ARB action letter for ARB- 2012 -10 is copied below. It
outlines the ARB's conditions of approval and the applicant's next steps. If SDP - 2013 -20 includes
additional changes that were not included with ARB- 2012 -10, those changes should be included on the
plan provided for the ARB re- submittal, and a memo should be provided outlining all the additional
changes.

Dear Ms. Higgins:
The Albemarle County Architectural Review Board reviewed the above noted item at its meeting on
Monday, March 19, 2011. The Board, by a vote of 4:0, approved the request, pending staff administrative
approval of the following conditions:
1. Provide for review details on the size, color and illumination of the vacuum equipment. Ensure
that equipment design will maintain minimal noticeability from the EC.
2. Update the lighting plans for the overall development to include the wall lights and the soffit lights
for the car wash, and the revised pole light count.
3. Update the landscape plans and plant schedule to specify the tree and shrubs proposed around
the car wash and to account for trees deleted from the plan.
4. Clarify on the plan how the parking rows terminate at the east end of the car wash building.
5. Previously approved materials for the development shall be used for this facility.
6. Vacuum equipment shall be located behind the building and shown on the site plan.
Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB
revision dates on each drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If
changes other than those requested have been made, identify those changes in the memo also.
Highlighting the changes in the drawing with "clouding" or by other means will facilitate review and
approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions
to ensure proper tracking and distribution.
When staff's review of this information indicates that all conditions of approval have been met, a Certificate
of Appropriateness may be issued.
