Re: SDP - 2013 -029 Three Notch'd Center
Dear Ms. Yaniglos:
I have reviewed the subject site plan dated 516113 as submitted by NP Engineering and offer the following
comments:
1. Sight distances are to be measured at 14.5' from the edge of the travel way and 4' from the center
of the entrance. The sight lines shown on the plan need to be shown at the proper locations and
the sight line easements adjusted accordingly.
2. The P/L -- right of way line to the east of this parcel should be shown so that any necessary sight
line easement may be accurately shown.
3. The two entrances to remain open as part of the initial phase of the site development, do not meet
Access Management spacing requirements. The existing entrance shown at the eastern most
property line should be the second entrance to remain open as part of the initial phase.
4. An AM -2 exception request needs to be applied for by the applicant for any entrance not meeting
spacing requirements as part of either the initial phase of development or the final phase of
development.
5. The minimum required throat length for the commercial entrances shown is 35'. The western
entrance shown for the final phase of the development scales to approximately 25'.
6. The minimum required radius for the commercial entrances shown is 25'. The radii for the
western entrance shown for the final phase of the development are shown to be 15'.
7. A striping plan for the Route 240 widening needs to be provided to clearly define the traffic
pattern for ingress/egress to the site.
