King Plan received date: 11 June 2013 Date of comments: 2 July 2013 Reviewer: Michael Koslow Review coordinator: Megan Yaniglos The first preliminary plat submittal (SUB20130081) submitted 10 June 2013 has received Engineering Review and does not appear to meet Albemarle County minimum checklist items for approval. This review does not include a review of Erosion & Sediment Control or Stormwater Management. Please adequately address the following comments for preliminary plat approval: A. Existing Conditions Information 1) Please indicate all existing easements. Overhead telephone line appears on sheet 1 next to Free Union Road. B. Proposed Plan View Information 1) VDOT approval is required for this project as it affects public right of way. 2) Short Version BMP Computations indicate 5 driveways but only 3 proposed structures. Please update with WPO plans. Recommend update to preliminary plat submittal. C. Tier III Groundwater Assessment 1) Please provide a graphic depiction of groundwater recharge areas and flow. Of particular concern is providing adequate area for proposed Lot 1 which is not adjacent to conceptual BMP location. Engineering Review Comments Page 2 of 2 Please adequately address the following comments for final plat approval: D. Application Information 1) Please submit a separate set of 7 road plans with application and fee for review and approval. 2) Owner is required to provide a completed copy of the standard stormwater maintenance agreement and fee for recordation for any stormwater management facilities. 3) Prior to final plat approval, a separate set of Water Protection Ordinance plans must be submitted and approved including: stormwater management plan and erosion and sediment control plan. 4) Prior to final plat approval: water protection ordinance — erosion and sediment control and stormwater management and subdivision — road and drainage bonds must be calculated by the county and paid by owner after receipt of a Bond Request Form from owner.
