The third submittal for the Major Amendment for the Peabody School site plan (SDP2013- 00006),
received 13 June 2013, has been reviewed by engineering staff.
1. Proposed site plan major amendment appears to disturb > 10,000 sft and appears to introduce
additional impervious surface to the site. Please submit a WPO plan set to address erosion and
sediment control and stormwater management.
(Rev]) Comment has been addressed (see WPO2013- 00033).
2. Final submittal will need to be professionally signed, sealed, and dated [18- 32.6.1].

3. Please provide written documentation for construction permission or easement vacation for
existing 60' undisturbed buffer with DB1342 PG 238, 239 Plat DB 1102 PG 722.

4. Please propose a stormwater management easement for proposed expanded bio -filter or alternate
stormwater management facility on site.
(Rev]) Please submit an easement plat to record easement proposed for SWM facility.
5. Due to existing 15' gas line easement as identified on sheet 2 in conflict with proposed drainage
pipe #3 as shown on sheet 4, please identify location for gas line or steps contractor should take to
ensure excavation will not hit this existing gas line.
(Rev]) Please include the test dig note requirement to protect both proposed pipe 1 and 3 on
sheet 4.
6. It appears that, as designed, there could be a Zoning violation for the 10' x 16' parking spaces
located adjacent to the proposed segmental block retaining wall shown on sheet 3. Please detail
grade this area and indicate the thickness of the proposed wall. Two feet of proposed grass are
required for an overhanging vehicle when the spaces are 16' deep.

7. Please provide drainage computations.
